Central Florida Real Estate Market Update: What Buyers and Sellers Should Know

Central Florida’s real estate market continues to move as buyers gain more choices, sellers adjust to changing conditions, and interest rates remain an important part of affordability. Here’s a look at current Orlando-area housing trends and what they may mean for your next move.

The Central Florida real estate market in summer 2026 continues to offer opportunities for both buyers and sellers, but today’s market requires a more thoughtful strategy than the fast-moving conditions seen during previous years.

According to the latest Orlando Regional REALTOR® Association market report currently available, sales increased heading into the summer season while inventory remained below the six-month level commonly associated with a balanced housing market.

The latest Orlando-area data available from the Orlando Regional REALTOR® Association reports the following May 2026 market activity:

Overall sales increased from April to May, while the median home price moved slightly lower. Homes also spent fewer days on the market than they did in April. Inventory remained above the extremely limited levels experienced during the peak seller’s markets of recent years, giving buyers additional choices.

What does 4.26 months of supply mean? A six-month supply is commonly used as a benchmark for a balanced real estate market. At 4.26 months, the Orlando-area market remained below that benchmark in May, although buyers generally have more options and negotiating opportunities than during the extremely competitive markets of recent years.

Home Prices Remain an Important Part of the Market

The overall Orlando-area median home price was $407,002 in May 2026, compared with $410,758 in April. A year earlier, the May 2025 median was $415,923.

Median price statistics provide a useful broad market indicator, but they should not be used to determine the value of an individual home. Property values can vary significantly based on community, property type, size, condition, upgrades, lot characteristics, amenities, school zones, competing listings, and recent comparable sales.

Orlando-area residential sales increased from April to May 2026. The latest ORRA report recorded 2,708 transactions in May compared with 2,542 in April.

At the statewide level, Florida Realtors reported additional momentum in June 2026. Existing single-family closed sales increased 9.3% compared with June 2025, while existing condo and townhouse sales increased 14% year over year.
